What Defines a Manufactured Home?

A manufactured home is a factory-built dwelling constructed to the HUD code, which sets national standards for safety, design, and performance. These homes are built on a permanent chassis and can be moved but are typically installed on a permanent foundation.

What Housing Types Are Not Considered Manufactured Homes?

Housing types that are not considered manufactured homes include traditional site-built homes, modular homes (which are also factory-built but to state codes), and RVs or park models that are meant for temporary living.

What is the difference between a Manufactured Home, Mobile Home, or Modular Home?

Although these terms are often used interchangeably, it’s important to note the distinctions.

A manufactured home is a factory built housing unit built to meet or exceed the HUD code that came into effect June 15, 1976. A manufactured home has (or should have unless it was removed) a metal tag certifying that it was built in compliance with the HUD Code affixed to the outside of the home. The HUD Code, unlike conventional building codes, requires manufactured homes to be constructed on a permanent chassis. Modular homes are constructed to the same state, local or regional building codes as site-built homes.

A mobile home refers to a prefabricated dwelling constructed before the establishment of national codes in 1976. By definition, a mobile home is a factory built housing unit built prior to June 15, 1976 before the Housing and Urban Development (HUD) code came into effect. Under this code, all homes are now built according to Federal Manufactured Home Construction and Safety Standards.

A modular home is a factory built home built after June 15, 1976 that is built in accordance with local (city, county, and/or state) building code requirements. Usually, a modular home is built to BOCA, UBC, or SEBC requirements. Theoretically, a factory built home could be built to both the HUD Code and another code—the home would be considered a manufactured home because it meets the HUD Code.

A factory built home is built off site under a controlled environment, and then located to the site. Some minimal finish may (and probably will) be required on-site.
